Short-term rental insurance in Dallas, TX

Hosting paying guests on Airbnb or VRBO in Dallas is the exact situation a standard homeowners policy is written to avoid. Short-term rental insurance takes on those exposures: the building, liability if someone is hurt during a stay, and the rental income a covered event removes.

Now that short-term rentals are a real business across Dallas, coverage from Steadily keeps a covered loss from becoming an out-of-pocket disaster.

    Short-term vs. long-term rentals explained

    Short-term rentals

Stays that are 30 days or less at a time.
    Rented in short stays
Guests book by the night or week, cycling through constantly instead of one household staying put. A short-term rental policy is priced for that turnover.
    Furnished space for paying guests
You supply the beds, furniture, and everything guests use.
Rental income rises and falls with bookings
Revenue is variable and business-like, and loss of rent coverage can replace bookings lost after a covered event.
Requires an STR policy or endorsement
An STR carries a meaningfully different risk profile than a long-term rental. Having the wrong policy can result in coverage gaps and claims being denied.

    Long-term rentals

    A tenant's permanent residence.
    Leased for months or years
One tenant signs a lease and lives there full-time; there's no nightly turnover.
    A different risk profile
A single long-term tenant creates far less turnover and guest liability than a stream of nightly visitors, so it's underwritten differently.
Steady rent, tied to a lease
Using a homeowners policy for a rental property can create major coverage gaps.
Does not require an STR policy or endorsement
A tenant-occupied rental calls for a landlord policy built around long-term tenants.

Coverage keeps a Dallas rental steady while the law shifts

Dallas doesn't require a set insurance amount, and with the ordinances tied up in court, the rulebook itself is a moving target. That uncertainty is the argument for solid coverage, not against it. Whatever the courts decide, a guest injury or a fire is on you, and a standard Texas homeowners policy excludes short-term guests.

Airbnb's built-in protection doesn't close the gap either. It lapses between bookings, it's thin on your own property, and it doesn't touch a direct booking. A dedicated short-term rental policy covers the dwelling, liability when a guest gets hurt, your contents, and the income you lose if the unit goes dark after a covered loss.

North Texas hail and wind add their own reason to read the fine print on property coverage. Run a quick quote to see what short-term rental insurance costs for your Dallas property.

The short-term rental laws Dallas hosts need to follow

Dallas's short-term rental laws took a sharp turn in June 2023, when the city passed a pair of ordinances that would have banned short-term rentals across single-family neighborhoods and forced registration everywhere else. The twist is that almost none of it is being enforced. A court injunction blocked the ban, so for now you can keep operating while the case works through the system.

The ban was written to apply to all rentals in residential zones, with no owner-occupancy exception, which is exactly why operators sued. In July 2025 an appeals court kept the injunction in place, finding the owners likely to win on property-rights grounds, and the city took it up to the Texas Supreme Court. Until there's a final ruling, the residential ban isn't in effect.

What hasn't changed is tax. Guests owe about 15% in combined hotel occupancy taxes, city plus state, on the rental. Because the legal picture can shift with a single decision, it's worth tracking where the case lands before you make big plans around a Dallas rental.
