      The $1 million rule behind LA short-term rentals

      Los Angeles requires home-sharing hosts to carry at least $1,000,000 in liability coverage, or to rent through a platform that provides the equivalent. That's a real number, and a standard homeowners policy rarely satisfies it once you factor in that most exclude paid guests altogether.


      Platform coverage can technically meet the threshold, but it only applies to bookings made through that platform. A direct guest, a night between reservations, damage to your own furnishings, all of that can fall outside it.       Short-term rental rules every Los Angeles host should know

      Los Angeles runs short-term rentals through its Home-Sharing Ordinance, in effect since late 2019, and the core rule is simple: you can only rent your primary residence, the place you live at least six months of the year. Investment properties don't qualify. You register with the city, get a registration number, and put it on every listing.


      The standard permit caps you at 120 rented nights a year. Go beyond that and you need Extended Home-Sharing approval, which means a clean record and a public hearing. Some units are off the table no matter what, including rent-stabilized apartments, which covers a big share of the city's older multifamily housing.


      Guests owe the city's 14% Transient Occupancy Tax, remitted monthly. LA enforces with a platform-data system and a 24/7 complaint line, and the fines have teeth: at least $500 a day for hosting without registering, and up to around $2,000 a day for exceeding your allowed nights.
