Why you need insurance for your Miami short-term rental
Miami’s short-term rental market is thriving, from high-rise apartments downtown to oceanfront condos in South Beach. But local regulations can be strict, with licensing and zoning rules that every landlord and Airbnb host must follow.
Steadily’s short-term rental insurance helps Miami property owners stay compliant while protecting against damage, liability, and lost income.
Since a Miami short-term rental faces risks a homeowners policy was never meant to cover, Steadily’s short-term rental insurance steps in where a standard policy stops, protecting your property, your guests, and your bottom line.

What a Miami host needs behind them
Neither the City of Miami nor Miami Beach pins down a required insurance amount, so protecting yourself is entirely your call. A standard Florida homeowners policy won't do it: it's built for an owner-occupied home and excludes the commercial activity of hosting, which is where a denied claim usually starts.
A dedicated short-term rental policy is written for the real use. It covers the dwelling, liability when a guest is injured, your contents, and the income you lose when a covered event shuts the place down. Along this stretch of coast, hurricane and storm exposure makes that dwelling and income coverage more than a formality.
With Miami's zoning and Miami Beach's rules both in motion, steady insurance is the part you can lock down now. Run a quick quote to see what short-term rental insurance costs for your Miami property.

What Miami landlords need to know about short-term rental regulations
Miami's short-term rental laws are really two rulebooks, and which one you're under depends on the address. In the City of Miami, short-term rentals are allowed only in certain transect zones and effectively banned in single-family, low-density residential areas. Miami Beach runs a separate and historically much stricter regime of its own.
In the City of Miami, a legal rental usually means the right zoning plus a stack of approvals: a state DBPR vacation-rental license, a Miami-Dade Certificate of Use, and a city Business Tax Receipt. Miami Beach requires its own business tax receipt and resort-tax account, with both numbers printed in every listing.
Miami Beach was famous for fines running from $20,000 up to $100,000, the highest in the country, but a Florida appeals court ruled in 2025 that they exceed the state's $1,000-a-day cap, which has thrown the Beach's rules into flux. Guests owe around 13% in combined state and county lodging taxes, a bit more in Miami Beach.
